Teloneio: the story behind our restoration

We’re excited to share a new video by Kirsten Dirksen that tells the story of Teloneio, our award-winning restoration on the water. In the film, Eleni Tsigarida and the ETSI Architects team walk through the building’s history, the decisions that shaped the project, and the craft behind its renewal.

Teloneio began life as a coastal customs house serving local trade. Time and weather left the structure tired, yet the bones remained strong, with thick stone walls and small openings that speak to its working past. Our brief was simple in words and demanding in practice: keep the spirit of the place while adapting it for present use. We documented the existing fabric, mapped the stonework, and developed a careful approach to structure, envelope, and services. Traditional techniques were combined with discreet contemporary interventions so new work supports the old, never competing with it.

In the video you will see how we opened rooms to light, repaired masonry with local stone, and introduced new timber elements where needed. You will hear about details that do not shout, like custom frames set within deep walls, breathable plasters, and a palette drawn from the surrounding landscape. The result is a building that welcomes people again, sits comfortably by the sea, and preserves memory through use.
